Sumadhura Essenza Price
Visited the site office during September 2014, a special pre-launch price was offered at Rs. 3999/- per sft. At that time real estate market was subdued and not many launches were successful. Visted their office in January 2015 and the price they quote is Rs 4099/- per sq ft. Presently, Ground floor structure construction is completed.

It is positioned on the main road itself, so easy to commute
Just behind the Hosa Road bus stop
Being corner building, depending on the flat, view of Basapura road, Hosur road, and Hosa road junction.
Close to the upcoming Metro Station(phase 2)
= Sumadhura Essenza Minus points(cons):=
Noise pollution of the main road
Noise pollution of overhead bridge(Elevated toll bridge)
Lack of open spaces in the apartment.
Congested amenities all on the top floor itself
Shops, Shopping centers on ground, first and second floors open to public(not sure of the plan will change further) so its not good for children play areas, etc as there would be too many strangers coming in and out.
Elevated tollway cannot be used as it is 3 KM from the Infosys start point in Electronic City.
Lack of malls or good cinema halls around Hosa road area
Number of projects coming up in the same Basapura road at much more attractive prices.
Investment Value:
Seeing the above pros and cons, it would not be ideal for family stay, however it would be good for persons working in Electronic City itself.
Rentals are not easy now-a-days as there are a number of flats vacant, with slight slowdown of the IT industry. 2 bhk or 3 bhk for rent in Electronic city is still in demand.
VERDICT:
Compared to upcoming areas like Ananth Nagar in Electronic City, Phase 2 where the ongoing rate in approx. 2200 per sq ft and Electronic City Phase 1 which is approx. 2800/- per sq ft, it could take some time till the rates catch up and make this offer attractive.
With the real estate boom come to an end, it seems that resale is not an easy task any more. With recent new that TCS has done mass layoffs, a number of flats would have now become vacant in Electronic City Phase 2, and rentals would not be easy as well.
