I know Saibya Square apartment for last seven months.


This was built by Saibya Structure. I am a resident at Saibya apartment for past 4 months. This is a classic example of budget apartment. No builder can make worse than this. Feeling bad to say the bad things about our own apartment. But this will help others to take a good decision when dealing with Saibya builder.


During booking stage, they committed that all the amenities will be ready in 3 months. After 7 months, nothing has been completed. In brochure, many amenities were promised, but none of them is ready or progressing (children’s play area, swimming pool, intercom, spa, gym, party hall etc.)


Till now I haven’t seen the builder, even if we call, he will not pick or call back, without any notice /informing to owner builder started maintenance, building is not even1year old already seepage started many flats. Check other owners’ review.


The builder is rarely present on-site. Phone calls never go through to him & no calls are returned. Without prior notice to the owner, band-aid maintenance work is initiated by him through his staff which worsens the situation further. A building which is hardly 1 year old has several flats already with seepage problems. This can be verified from other owner reviews as well.


Few things are completed by builder like CCTV, Elevator, STP, water softener etc. But none of them is installed or in usable condition.


STP: Every day bad smell from STP during STP operation. No proper treatment or improper Maintenance I don't know. Rainfall at night would mean next day parking area is flooded with STP water. Unbearable smell thereafter prevents anybody from entering the car parking. STP installed front side of the apartment and so bad smell spreads to all the lower floor apartment some time to the upper too.


Elevator: Installed branded company Johnson but looks like it's not from Johnson because most of the time it is not working, many times people stuck inside the lift. Most interesting thing is its speed of operation, slow means dead slow, many times we raised complaints about speed and the service issue but still not able to fix it.


CCTV: Ground floor CCTV has been installed, and it's working fine, but control unit is kept in parking area under very close proximity to the STP. No one can stand in the vicinity for more than 3 min; such is the unbearable smell from STP. We requested to change control unit to a better area, but as usual, no action taken.


Softener: Cauvery water facility is not ready even after occupying more than 75% flat. People heavily depend on bore water and the hardness is 400+, so after so many requests builder finally installed softener (small). Even with Softener installed the water hardness is yet to improve.


I don't want to stretch....


1. All the internal Walls Plastering with POP except kitchen and bathrooms.


2. Low quality tiles and uneven floor tile laying, cavity in floor tile.


3. Main door made of some local wood, found cavity inside the main door.


4. POP Plastering is not done properly in many areas air bubbles locked.


5. Defective tiles in bathroom.
