They over charge the considerable amount over and above what is written in ghe contract they may gives us what they told but thry will definitely take more than they said and it will be good in starting but after that you have to pay for maintaining and also for water especially in summer season so when you are going to buy a flat take two steps farward and think wise because one we are agreed to thair T& C we have to follow them .
