Cons: Illegally constructed recreational facilities on a stretch relinquished to BBMP for a proposed 12 m road. Read more details below.


Pros: Spacious hall and kitchen


Highly advise against purchasing flats at NR Windgates by NR Greenwood. Their approved BBMP site plan indicates that they’ve relinquished the path between Phase 1(A&B) & Phase 2 Blocks(>C) for a proposed 12 m road by BBMP. However, the builder has converted this stretch with recreational amenities such as the half basketball court, tennis court, and kid’s play area.


More details below:


1. At all times of the discussion regarding the legality and approval of the construction, they keep telling you that since they’ve received the OC one wouldn’t need to question anything any further and that many leading banks such as SBI have approved the project.


2. They refuse to give you property related documents until you give them an upfront booking amount.


3. At the time of booking, they ask you to sign papers in which the builder’s interest are all covered such as should there be a delay in payment or cancellation from the buyer then the builder reserves the right to withhold x% of the deposit etc. But there’s no clause that gives the buyer the same privilege should they wish to cancel on the basis of insufficient/unapproved documents/construction.


4. Even after all this, they hand you a CD(which in my opinion is outdated as laptops these days don’t have CD readers) and send you an email with a link to the soft copies. -a131-e912f5add995), List Sl No 26 of ANNEXURE - I of BBMP Status of Applications received for issue of Occupancy Certificate from 01-01-2018 to 31-03-2019, the application for OC has been received and the issue is pending for non-submission of conditional documents


5. Upon inquiry of the proposed road, everybody from the VP to the MD to the architect in their office will try and convince you why it is not of concern. They will tell you that stretch of the property is owned by them, given to the govt but which eventually they will only use.


Some excerpts of their excuses below:


a. It is only a long term, farfetched, ‘just on the paper’ city planning proposal by BBMP and they wouldn’t really act on it.


b. Such plans keep changing periodically so the govt may change their mind knowing there are household dwellings there


c. These details are all available on their website, do your own research


d. Why would the govt want to have 2 roads in a matter of a few metres apart? There’s already one road leading into the property, at most they may widen the existing road. When this happens, the widening will be done on both sides of the road so it wouldn’t be eating into the property too much.


e. Why would the govt want to buy that stretch from us at a premium market value which will cost the govt crores?


f. There are 4 other neighboring properties on the same stretch from whom also the govt would have to purchase.


g. Even if a road should come up, what problem do you have with it? (yes, the architect had the audacity to ask me this!)


h. If a road does come up then the valuation of your property will increase! (again, what extent they went to turn the tables on me)


6. When questioned about the stretch being relinquished to BBMP and therefore it doesn’t belong to them anymore, they say BBMP hasn’t yet taken a decision on what they intend to do and offer(money in exchange or more property someplace else) and something on the lines of status quo is to be assumed


All in all, they came across very crass, dishonest and low on integrity.


The pros though, if you wish to take the risk, is that they have the most spacious hall and kitchen you’ll ever find in the area for that price. The few current occupants that I spoke to didn’t seem to have any issues in their 1 – 9 month stay so far. Also, I did manage to get back my booking amount cheque which I insisted I’d come and collect.
