I booked a flat in Godrej Tropical Isle Noida in August 2023.


The sales team cheated by getting 1% TDS not deducted at the time of payment of booking amount and 10% amount within 30 days of booking and got the TDS amount built into cost sheet and invoice.


Customer relations team assigned later on cheated by raising faulty and inflated invoices. They have collected 1% TDS amount directly into Godrej account. The TDS amount was included in invoice instead of indicating it as 1% TDS to be deducted by buyer and pay balance 99% amount to Godrej. This way Godrej has collected 1% excess money. It would run in crores of Rs in last 8 months.


Paperwork and money accountable are worst, highly disorganised and mismanaged. No document is issued under signature. Only computer print out is sent to customers without signature. That too after 25-30 days. The signed receipts are not issued unless you chase it repeatedly. It takes minimum 30-40 days to get any signed document issued from Godrej.


The CRM Team only chasing for payment that too including 1% TDS by faulty cost sheet and invoice. Whenever you ask them why they do not send signed documents timely, the answer is ‘’we are over worked and it will take about a week’’. Next week same excuse. Third week also same excuse. On fourth week onwards they start sending signed documents. And they do not have an iota of regret for the delay.


You cannot escalate your complaint as they never disclose the contact details of higher ups from customer relation teams. On insistence, they advise that you may post your complaint on the mobile app or website and it will be disposed of at appropriate level. Nobody responds to the complaints except an automated acknowledgment email. Later on, very quietly a flimsy email is sent and compliant is closed. You end up talking to one person only who is said to assigned to each customer.


Four months back, I asked the customer relation team to refund the excess money of 1% TDS to me so that I can deposit this amount to income tax department. They refused and denied that there is no overcharging. They advised me to deposit 1% TDS to income tax department from my pocket. They were either not aware of the latest TDS rule reg penalty in late deposit of TDS or wilfully avoided the issue and evaded to reply my query and return of excess money to customer.


All customers will have to pay penalty @1% and Rs 200/- per day beyond 30 days from the date of payment to the builder.


Godrej team was requested to revise the cost sheet, cancel faulty cost sheet and issue revised invoice clearly indicating 1% TDS amount at each stage of payment to be made to income tax department and net amount payable to Godrej. After lots of email messages, WhatsApp messages and audio calls, there is no solution being achieved. At every level, it is replied that “ it is company’s standard procedure and format so no change can be effected.”


I would request to take up this issue with all central government agencies and impose severe exemplary punishment on Godrej Properties limited for forgery and misguided documents causing lakhs of Rs penalty to its customers. Pl contact me at 8-0-0-9-2-8-x-x-x-x.
