I'm a customer of their Ranka Aquagreens project and was requested by the Developer to post a review. I "FINALLY" got my apartment only about a few weeks ago - I'm assuming that's why the Developer team has requested me for a review.


In a nutshell -what started off as a bad exp for me - ended on a positive note. I believe - alls well that end well.


My review below is point wise based on facts - which I'm certain other customers will agree to. My rating is based on my personal experience.


They have highly delayed the project(over 12+ months). But I'm happy that they have delivered a final product that meets my expectation. Also, they have announced(and promised to pay before the end of the August 2014.still waiting) a compensation that I'm happy with.(DRA TAKE NOTE: again you are failing on your timeline commitment. I know I will get paid – but again you not keeping your timeline – creates a negative opinion!)


While they have used the best quality of materials - their workmanship(particularly in plastering  tiling) could have been better.


Other than 1 person(don't want to name names) - I was happy with the team. Infact, I am very happy with the responsiveness of the MD(has always answered my phone calls or returned them and has always spoken to me very patiently). I think he is genuinely trying to deliver a good product - and personally, I don't think he's not looking at the economics - but completely focused on resurrecting the loss of customer faith. While he has also failed me many times on the time commitment - I'm happy that he has kept up all his other commitments so far - be it documentation(issue with 1 missing agreement), snag rectification, delay compensation, delivery of club house, etc


In my apt - Plaster and other quality defect(mostly tiling) - have all slowly but surely been addressed to my satisfaction. Other than that - I'm happy with the quality of doors, windows(I personally think the quality of the UPVC is very good - a bit heavy though), painting, etc.


I really like the landscape area(the main reason I bought the apartment was the expansive landscape area as shown in the brochure). While there are many changes in the landscape from the brochure - I still quiet like the final product and absolutely enjoy the view & breez and fresh air from my apt.


Bottom line - I feel I got the apartment(atleast 95%) to my expectation.


Ok the -ve about this developer have all been captured in the various posts below - so I won't repeat them.


The+ive's(my list based on my personal experience & rapport with MD – so may be a little biased):


1) I really like the MD - I think he's a very genuine guy. He’s making an honest attempt. Unfortunately, he's learning at this project(he admits as much – that this is his first project).


2) Honest and sincere attempt to fix issues and reported snags(very slow though)


3) Quality of material is 5 Star


4) I'm going to repeat point 1 above - If I ever decide to buy another apartment - and If DRA's product matches my requirement – the biggest reason I would consider buying it would be – my confidence in the MD. He is highly approachable; always answers calls; is not running away from customer problems; I think a lot of customers hold a very high opinion of him. I know of one such elderly couple - who have been blamed by some other customer - to be his stooges - only'coz they openly express their support for him. But like the elderly couple & myself - I think a number of other customer hold this opinion of him.


My feedback / advise to the company:


1) Honestly, get rid of that 1 person in the marketing dept. While my experience with him as not been as unpleasant - I've head him screaming and shouting at other customers. Its more shocking when compared to the ever obliging and smiling demeanor of the MD. Get him OUT - he's ruining your rep.


2) You need to FIX your project management team(here I think the MD also needs to do some improving). While you are fulfilling all your commitment - nothing is fulfilled in the committed timeline. FIX IT – 90% of my disappointment was due to your failure to honor timelines. Not the quality issues / not the snags - only your failure to honor time. Snag & quality I knew you would fix.

Hope this helps other potential customers of DRA and hope this helps DRA as well.
