Dont shell out your Hard earned money in Asense..
Your dream home will still be a dream..
I am writing this review after 1.5 year of project completion.
Caution.
You may think why Asense is getting high ratings. its because as soon as Asense finishes their work they will ask you to write review.
But you many not have issues or some fixes immediately. when you actually have some issues after a period of time, Thats when Asense will show its true colours.
Because by then they already got your money and got a good review as well. so they get away with warranty, guarantee and promise etc.
The total cost after completion of all work is 15 Lakhs for 3BHK.
Mrinmoy behavior is unprofessional and he has no RESPECTFOR CUSTOMER.
They add extra sqft to every item which you will not even notice.
Donot Pay upfront all the amount.
For some products which are already invoiced and for any reasons if its not available and you procure it locally they will make sure the price is adjusted as per their invoice.
The materials like glass, laminates what you choose will not be available, in the middle of production you have choose something from the catalog they have.
my false ceilling actual sqft area was 236 sqft less than the invoiced area, which I found out after completion.
which is 23600 Rupees. it took 1.5 years to get the refund.
If I would have not noticed then they money is gone.
Asense provided very poor quality lacquered glass and stone clading.
they donot respond to your calls or messages after project delivery.
Design.
The initial draft design was shared images are just sketched, do not expect rendered images.
They just design wardrobes, TV units, and whatever you have discussed.They do not place things like furniture, TV, Photo frames to show how your house might look.
Do not get fooled by seeing the google or Facebook images. they do a photoshoot after the owner sets up the house with furniture and all décor items.
During the 2nd round of discussion few corrections and headboard design were missed.
Carpenters are good, they know what they are doing.
Bad quality materials
Round-1From North India they ordered some cheap quality stone cladding which was all broken.
Round-2 THey again placed order from North India which took 15 days, this time they delivered a different design stone.
Round -3 Asense asked me to wait until the next order is delveired. but point is same stones are available in bangalore from many shops who are ready to deliver the very next day.
this stone cladding part was holding my painting work because stone cutting dust will ruin the paint.
I decided to ignore asense I bought the stone cladding Best quality from a local shop for 175 per sqft whereas Asense quoted 600 per sqft with the installation.
When I told I am in the shop Sai came running to the shop and paid the stone caldding amount. but at the end they even though I bought the material for Rs.175 the invoice was adjusted
with material cost installation cost, cement and other materials etc and they brought it up to same inital cost mentioned.
Stone cladding installation alone was done by Asense for Rs 40000. All this was adjusted as I have already paid the full amount.
Lacq Glass
For the kitchen, I chose a lacquered glass first and they said they do not have stock so I had to tell them what color I wanted.
Instead of procuring the glass these guys painted themselves and installed it.
After 8 months the paint started peeling off due to poor sealant and gaps.
When I raised my concern about the glass quality to Mrinmoy he challenged me to prove it.
I checked the quality with the glass vendor and reached out to Mrinmoy but he never picked the call nor responded to my messages.
At last, Asense gave a whopping amount as an estimation to repair the same fake glass, whereas the original new glass itself will cost me lesser.
SQFT area miscalculation
As my brother is a Structural engineer and also an interior designer, he told me that the false ceiling sqft area looks more in the invoice than the actual and he asked me to have it checked.
After measuring the actual false ceiling, the difference between invoice and actual is 236sqft Which isRs23600. I got this amount back after 1.5 years.
Their sqft calculations are exaggerated, fortunately for false ceiling I was able to find it and there was discrepency.
Not sure how much they have cheated on the wardrobes, ledges, loft cabinets etc.
Since people do not check the invoice and actual area Asense takes advantage of it.
During installation, any extra work is properly invoiced from Asense, and then only they will proceed.
But If any items are eliminated or area is reduced, the invoice will not be adjusted for reduced sqft.
For example, after change of design for my TV unit ledges area is still invoiced for larger area as per intial design.
Outdated laminates, no proper stock for the chosen ones and you have to choose a different one in the middle of production.
overpriced acrylic laminates. As we do not pay attention to the thickness of acrylic laminates, they will play around in that.
They have age old laminates catalog from which you have to choose, anything outside of that will be charged extra.
Laminates in market are very cheap and you have loads of options.
In the middle of production they will ask you to change some laminates stating no stock avalbility.
You have to compromise with some option shown to you and settle down.
They do not respond to your concerns.
They do not respond to calls or messages when you raise concerns.
A 10year warranty does not cover anything.
Any fault of theirs also will be fixed at your cost post-delivery.
They have very basic wallpaper and the cost is 2.5 times more than market
While vacating they will take all the materials like extra glass which is already invoiced, your own wires and other materials, etc. make sure you are present when they are cleaning up
Overpriced painting Quote was given by Asense. for normal emulsion it was 75000 andRoyale emulsion for 92000.
I got an external vendor a paint expert did my painting. Royal emulsion for 60000.
For any concerns raised and if you visit their office they will treat you badly without respect.
Mrinmoy will sit inside the office and will not show up. Office assistant will try to send you off telling nobody is there currently.
Mrinmoy will only talk to you until you pay the booking amount.
After dealing with them for every issue you tend to give up and live with it.
