Good place to live here. Well maintained society and educational institutions, hospitals, banks, shops , ATMs all are near by the project. Affordable homes in city limits . Connectivity and access to all locations is very good.

I know Saibya Square apartment for last seven months.

This was built by Saibya Structure. I am a resident at Saibya apartment for past 4 months. This is a classic example of budget apartment. No builder can make worse than this. Feeling bad to say the bad things about our own apartment. But this will help others to take a good decision when dealing with Saibya builder.

During booking stage, they committed that all the amenities will be ready in 3 months. After 7 months, nothing has been completed. In brochure, many amenities were promised, but none of them is ready or progressing (children’s play area, swimming pool, intercom, spa, gym, party hall etc.)

Till now I haven’t seen the builder, even if we call, he will not pick or call back, without any notice /informing to owner builder started maintenance, building is not even1year old already seepage started many flats. Check other owners’ review.

The builder is rarely present on-site. Phone calls never go through to him & no calls are returned. Without prior notice to the owner, band-aid maintenance work is initiated by him through his staff which worsens the situation further. A building which is hardly 1 year old has several flats already with seepage problems. This can be verified from other owner reviews as well.

Few things are completed by builder like CCTV, Elevator, STP, water softener etc. But none of them is installed or in usable condition.

STP: Every day bad smell from STP during STP operation. No proper treatment or improper Maintenance I don't know. Rainfall at night would mean next day parking area is flooded with STP water. Unbearable smell thereafter prevents anybody from entering the car parking. STP installed front side of the apartment and so bad smell spreads to all the lower floor apartment some time to the upper too.

Elevator: Installed branded company Johnson but looks like it's not from Johnson because most of the time it is not working, many times people stuck inside the lift. Most interesting thing is its speed of operation, slow means dead slow, many times we raised complaints about speed and the service issue but still not able to fix it.

CCTV: Ground floor CCTV has been installed, and it's working fine, but control unit is kept in parking area under very close proximity to the STP. No one can stand in the vicinity for more than 3 min; such is the unbearable smell from STP. We requested to change control unit to a better area, but as usual, no action taken.

Softener: Cauvery water facility is not ready even after occupying more than 75% flat. People heavily depend on bore water and the hardness is 400+, so after so many requests builder finally installed softener (small). Even with Softener installed the water hardness is yet to improve.

I don't want to stretch....

1. All the internal Walls Plastering with POP except kitchen and bathrooms.

2. Low quality tiles and uneven floor tile laying, cavity in floor tile.

3. Main door made of some local wood, found cavity inside the main door.

4. POP Plastering is not done properly in many areas air bubbles locked.

5. Defective tiles in bathroom.

NO POSSESSION IN 2018.HUGE DELAY, STILL STP, TRANSFORMER, PLUMBING WORK, SS RAILING, WIRING ETC . SO MANY WORK ARE PENDING.

BUILDER IS PROMISING NEW POSSESSION DATE EACH WEEK.  THIS BUILDER( SIDDHARTH GUPTA, SUSHANT GUPTA) IS A BIG LIAR.

NOW NEW POSSESSION DATE WITH AMENITIES IS MARCH 2019.

KINDLY TAKE FEEDBACK FROM OWNERS BEFORE BUYING ANY APARTMENT FROM THIS BUILDER.

SUPERVISOR ALWAYS ASK FOR COMMISSION. HE LOOKS LIKE HUNGRY FOR MONEY.

The project of SAIBYA SCENARY by this builder is delayed by more than 1.5 YEAR.

We have booked this property almost 3years back. I went to USA with my family then

the Director told all lies . This is done, that is done etc etc. I came back to Bangalore just

two weeks back and found the building in very Bad conditions. The builder is not picking my calls

and he has sent demand for tiling now. He has not paid any compensation for delay.

The property has very poor sanitary/CP fittings and all places water seepages.

ABOUT - SAIBYA STERLING project by SAIBYA STRUCTURES IN HOSAPALYA

BEWARE of this BUILDER. They have cheated some 100 families in HSR.

MY family still suffering due to this Builder. I didn't get possession even after giving all payment on time.

I have been kicked out by my Landowner and have to search a new house.

My Kid/Family is suffering for this.  We don't know when the work could be completed.

We are under tremendous financial pressure due  to Mr. Siddharth Gupta[Director] and his lies.

The Building has developed all problems now only - Measurements not proper in many places,

Water Seepage in many apartments including mine.

Tiles work not done properly. UPVC installed incorrectly.

Cracks developing in Walls in my apartment. I am in complete mess.

I have lost around 70 Lakhs due to SAIBYA. Hence PLZ AVOID ALL APARTMNTS BY SAIBYA

I DONT THINK THIS APARTMENT WILL BE IN LIVABLE CONDITIONS.

TODAY IS 14th MAY 2018. The earlier Possession date was 2017 MAY.

EVERY WEEK THEY are giving new date for possession.

Attached is the photo of the DHARNA - NON-VOILENT sitting protest staged today with Black Ribbons at SAIBYA STERLING office in HSR layout.

Other Key Points:-


  1. Commission all around, Builder and his brother and their Father. Nothing is possible without commission - Your Interior work, Cable TV connections, Broadband





connection etc etc.


  1. Price for one extra electrical points is 1000 to 1500 taken by builder actual cost is around only 500. They will tell all builders like Prestige takes the same price. But look at the property, it cannot be compared with Prestige . Extra Granite charge is 500 per sft. Granite is so cheap, you get it only in 70 per sft





Extra wall tiles for kitchen which can never come above 100, even you put best onces they are charging 200 per sft. They will tell that they will give discount but even after discount they are charging very high. For interior work, they are charging 7000 for electrical, way too high. 3. OC not applied. Lift has not arrived even after 1year of delay in project. Amenities not started. They dont have any plans to start. The BUILDER is a big liar, both brother and their FATHER tell all lies. 4. Water leakages in many places including roof top. NO waterproofing done in Roof. Builder tells all lies dont believe.


  1. Amenities are not started. They have delayed project for more than ONE year but still they are far to complete amenities. Donot believe them if they tell you a DATE.

Yes it is delayed by 1 year and builder is giving new dates every time.

But quality maintained is very good in the project.

Pros



  1. Provided good granite and railing in Common Area.



  2. Good Quality Civil Work



  3. Two coat Asian Paint tractor emulsion.





Cons:



  1. Delayed by 1 year



  2. CP and Sanitary fittings are old models of CERA





Overall Good Quality but delayed by 1 year.

They have three different company by that "SAIBYA" initial. Mr Siddharth Gupta[ Director] may open more with different names. Beware of that!

This is what he has done in Saibya Sterling and Scenary -



  1. Possession delayed by 12 months still counting. No possession till date.



  2. Cheap granite in common Area and everywhere.



  3. Common Area Railings very cheap.



  4. All Sanitary items cheap.



  5. Cheap finishing work in Civil.



  6. Builder is very stubborn. He tells you can go for legal as you wish.



  7. 30 rupeess cheap tiles for flooring.



  8. Painting very cheap - No colour option.



  9. Too much watery Putty. That too not done properly.



  10. Extremely poor tiles work finish.





10.No water supply. Builder is avoiding making another Borewell.

11.Carpet Area only 70-71%. Please check before buying.


  1. No Amenities constructed till today.

SAIBYA LIFESTYLE LLP AND SAIBYA DWELLINGS LLP ARE SAME

Both their projects are delayed by 12 months and it is still not ready to move. It will take another 6months at least to get completed. The company is so bad that they have told RERA that their actual possession date is SEPT 2018 whereas all agreements they did with buyers where they promised possession in 2017.

They have been telling consistent lies always.



  1. They have used all poor quality of fittings in toilets and all sanitary items are cheaper.



  2. They have told that the project is premium one but everything they are giving is cheap.



  3. The owner has opened two other different companies - SAIBYA LIFESTYLE LLP, SAIBYA DWELLINGS LLP



  4. He has not paid any rent till date to owners.



  5. Even after 12 months, he has not finished the amenities.



  6. Poor first grade quality granite in all common area.



  7. Cheap tiling work.



  8. The contractor and engineers are also not good.



  9. No borewell is working. Builder is not spending money for extra borewell.





Both Projects - Saibya Scenary and Sterling is delayed more than 12 months.

Please beware of this person.

"BEWARE OF THIS BUILDER" - They are delaying projects more than a YEAR.

ONLY GOD knows when they will give the POSSESSION.THEY HAVE NOT PAID RENT TO ANYONE.

Looks like they have diverted all their funds in new company. I will post the name soon.

They BIG LIAR. They gave possession in somewhere march 2017 and they are still contructing the common area

forget about the amenities.

STAY AWAY from them! THEY ARE COMING UP WITH NEW PROJECT WITH'SAIBYA' INITIALS IN KORAMANGALA AND BEGUR - BANGALORE.

Saibya Sterling is a project by these builder near Hosapalya, Kudlu Gate, Bangalore.
