Viswa and Suresh Dayal are fraudsters and I was bit lucky that I got the plot regustered in my name and gave only 50, 000 as advance for the proposed. Villa project . After chasing for nearly 2 years I dint get the money, but had to satisfy with the blueprints and estimate work for approval

I made a complaint to Kelambakkam police station, Chief minister cell and all police department. please find the attachment

Sterling homes and land company is fraud and they cheated money and Forgery by Mr. Viswapathy, Senior Manager and Mr. Suresh, Managing Director of Sterling Homes and Lands, No.53, Defence Officers Colony, 2nd Avenue, Ekkaduthangal, Chennai -600032.

I have given advance amount 1L and still is not given for more than 2 year.After that I understood the Mr. Viswapathy s/o Subbiah is a forgery person and fraud and cheated me. Both Mr. Suresh and Mr. Viswapathy conspired and colluded each other and cheated me and my money.

I tried booking their land in Anandam Green Avenue. But they did not give the land which I gave the advance. Later they showed me different land, which I agreed to. But after paying the complete amount, they told some crap reason and did not do the registration. When asked for the refund, they told some reason and gave money part by part. Still they have to give me 4L and its already 4 years. I have called, texted but nothing works. So please be very careful with Sterling Homes and try to avoid it any cost.

They told they will provide me 2bhk villa constructed in my budget 27 lakh(sai mangal avenue).

First they asked me to put a development agreement

told me that they will compensate this amount in building construction. Till the date of registration I have asked them to put construction agreement for the same but they refused it saying that they can put construction agreement only after land document are changed in my name but after registration they didnot attend my calls . when I checked their office directly they are saying that the employee who was coordinating with me left the company and the M.D was not aware the deal this 2 bhk ivlla construction for 27 lakh. that he is not aware of the deal and he cannot assure in building construction within 27 lakhs

I paid my deposit 11/9/15. The representative told me it was year process. I signed my

papers 11/15.He again told me it was a year process. " you will be in your home by this time

next year". I made my selection jan 7th to 14th. It was not until an angry email from me in 7

months later- that the foundation began. I finally got a slab by 16/9/16 over a year since deposit.

I have not permitted to the direct site supervisor. My last email took 9 days to respond to. Mostly

recently I asked when I would have roller doors fitted when would the septic tank replaced as it was

damaged during constructions 5 to 6 months ago. I get the response the roller doors were fitted last

week and there nothing wrong with my septic. Appears they confusing my property with others nearby.

I would not recommend to this company to anyone.they are disrespectful and incompetent . Its been

nothing but a huge disappointment.

A few years back I purchased their Holiday Plan called Sterling Holiday Resorts. They promised me that my family can go and stay in any of their resorts of our choice anywhere in India, wherever they have resorts.

We had an opportunity to make a holiday and booked their Resort.

The trip was horrible. Their resorts are located in a remote place of a Tourist spot and one has to depend on Cab for coming out of the Resort.

The resorts are not maintained neatly. Their caretaker least bothered to answer any of the questions. With very great difficulty I pulled out of the scheme with a loss of around 30000/-.

can be threat to my life.

Going to the review. They promised a land for me and I had the entire amount. But they kept postponding the

registration which eventually did not happen. They did refund the entire amout till now the staff courtesy(been 3 yrs).

So, In short, Better to Avoid.

Thanks to sterling homes, I have buyed RR Garden at kelambakkam which is over 600 Sqft My land. Documentation of the land area and processingfee was good. the agents where guided me well.

the location was also a well development area, but I preferred buying in terms for future investment. Thanks to entire team once again.

I Purchased Plot near ECR kovalam recently, the sales executives are given very clear about the site location details and there interest rates, value of the plot was very reasonable price. I thank to entire team and support for guiding me and my family.
