Whoever going to finalize the purchase of this property be alert. Please read below point wise trapping they done with many customers already.
They Lie to the whatever extent they can and fool nicely.
Once the booking amount is paid then you are almost trapped.
On releasing the loan amount only god could save.
Let me elaborate one by one.
They hired a guy by name B. Sunil Kumar as Sales manager. Who fooled all customers saying its “A” Khata property, designed and developed by builders who are civil engineers by profession(Builder). He also take you through the construction quality and materials used. He won’t miss highlighting Jaguar toilet fittings, BDA approved A Khata property, very near to upcoming metro, civil engineers are the builders who designed this project and delivery of best quality flat compared to others in surrounding, wall putty, coating etc etc….Reality is, it’s notA Khata property, bathroom fittings are local one, doors were not fitting into frame in winter season which was just fitted a month ago, walls are damaged due to water leakage, many tiles got broken in less than 30 days of the possession, whatever you complain no one will respond including builder but they will come every month to door to collect maintenance charges without any shame. If you complain these things then in future they won’t fix any of your house issues, while allocating parking space they will give very less space where even a small car cannot fit. Hats off to site engineer, he is always busy at premises without doing any work or resolving customer complaints. Even for months together follow up will not help either with sales, builder, owner, site engineer . Finally you will give up by your own by dealing with such non sense characters. After average no of flat sales, Mr B. Suneel kumar abscond from the office and whatever commitment he made while taking booking amount no one would take them further.(Now this job is done by Mr. Prasanna who is known as builder/owenr) If you ask the builder then he will tell you, go and get him to my office then we will speak till then don’t come to us with any problems. Builder is most arrogant and attitude guy once he receives booking amount from you. Highly unprofessional behavior and rest you can imagine how everyone working under him would be behaving. Again I will sum up at end all 3 points. Not getting much words now. Let’s jump to next point.
On paying 10 or 20% of the deal amount, they will torture you saying register the property ASAP orelse cancel the agreement. We will deduct 10% of the booking amount and refund you rest. OR you should pay us extra as per new rate per sqft or else we won’t register it on your name. As this property lacks of many documents also no one would answer your queries legally if bank demands any extra documents for verification. If you ask any of the document then they will start saying, whatever documents we had already given. We cannot give anymore documents. If you want to buy, then go ahead or else cancel the agreement. Refund will be given after necessary deductions. By this time you would have invested almost all of your quality time, paid lawyer fee, franking amount of sale agreement, SBI home loan processing fee. Now you would think I have invested so much of money and time let’s not loose the property as you already trapped by builder. He lies to all the extent over a phone call and he will not respond to anything over email or whatsapp chat. If you ask them give something in writing then you will directly get a call from builder saying, we are not interested in selling this property to you. Get back all document from bank and take your refund based on sale agreement. He is cancelling the agreement but still he demands 10–20% deduction from sale agreement amount.So with this kind of situation you will feel this property is very genuine, let’s not loose this.
Obviously if bank is releasing the loan, then they ask for registration date. Here the real trouble starts again, which will ruin all of your day today personal and professional life. Now builder will say, this property is moved under corporation from panchayat. So all of the documents are not given to corporation yet, so registration cannot be done. We are tying to bribe the panchayat officials to release your flat related documents to corporation so that we could go for registration ASAP. Then he will ask you to release 70% of the loan amount based Tri-Partite agreement. For this bank will get approval from you and release the loan amount to builder account without waiting for registration and sale deed. Builder will also try to act nice for you by saying you can go for interiors, house warming ceremony, you can move in and live here or you can rent it out. Now with these words you would start thinking about rental income in mind or saving rental expenses if you bought this flat for yourself. You will ask bank to release the 70% amount. Now once builder receives the money then you are stabbed to death. THIS PROPERTY IS UNDER LITIGATION, ON GOING CASE IN COURT until it resolves, no registration could be done. By this time before you get to know, already you would have started paying home loan EMI to bank. Now neither bank will respond to you nor builder. If you rise more questions builder will reply like local gundas(goons), do whatever you want I don’t care for anything. Either you have to commit suicide or face the consequences and pay EMI to bank till you die. Worst thing is you pay EMI monthly, maintenance fee, tolerate builder words and actions, flat will never be registered on your name, you can’t sleep well with this kind of happenings in life, you will go under depression. Builder will be enjoying with your money by making foreign trips, sons marriage, celebrating all festivals, not answering your calls, its not surprising as well if he adds your number to blacklist. So every time you call you should have new sim or someone phone in hand as it will be added to blacklist once your call is answered.
Amenities, now you can imagine as you would have got an clear picture about this property. Gym, swimming pool, sit out area, common area. I guess just a normal visit to the property will give you clear idea. Obviously they are of waste and who cannot repair motor on time for pumping water to tanks, how they could fill water in swimming pool, cleanly maintain common areas,
Highlighted point is power back up from their advertisement is for common area Not for all houses. Security camera they installed when someone stolen their construction materials, now its not even sure whether they are in working condition or not. Moreover this property is surrounded by bards and slum people. Security is not that good and its quite dangerous for girls to today commute from house to main road and vice varsa. So neither amenities nor security, quality house, quality life which everyone would expect from apartments or flats is never given. Think about your kids and girl child future before moving into such property. Its neither good for investment.
I am one of the victim of this scheme, that’s the reason everything come out like news description in 11th of page of newspaper. My intention is just to save everyone’s money and peace in life, as I have already lost to these cheaters, I cannot do anything . Fighting civil case legally would take years together time for which again we have to go to lawyers, once software engineer goes to lawyer then its gone case. They loot you like anything thinking you are the big MNCs CEO and you have tremendous amount of money in bank account .
Last but not the least, I have all proofs such as voice recordings, email and whatsapp conversation. I hope my review could be helpful to someone’s peaceful life. Thanks all for reading my longest review.
