I entered into an agreement by paying 6.72 lakhs for a property/flat at Gaurav Nagar J P Nagar near Brigade Millennia. He did not construct and Google search provides the details of the land owner V Kumar winning the court case for cancellation of POA of the builder for non payment and reclaiming the land

I had filed a case for recovery of amount paid andnow the police has advised that he died in May 2021.

Google search throws up many cases against him. Looks like a lost case. If anyone has any lead as to how to get money back please let us join. There must be 100s of people

beware before advancing money, many of the public has given the BAD feed back on this company. they have started blue bell, nishitha, image with so many names to cheat the public. Dont pay money, read all the feed back/ reivews on this company. Other wise you will suffeer like me later stage. prevention is better than cure.keep in your mind. they are opening different companies to cheat many people. They promise to give 30 to 50% lesser than market price and after that advance money and flat both will not be given. Since 3 to 5 yrs many of them are suffering with this company.

My Name is vaseem, I really badly victimise in Nishitas Property, I joined as NP as Senior sales Executive, Guys I really saying if u joined Nishitas u can see the real He'll, Guys Honest and obident employe no Place in NP, The person who can cheat, make fraud, then Np is right place for that person, Poor Management, Dump Managers, week strength Company, unskilled Managers, Verbally weak staff, the company and managers not professional, Why I am telling this, because I joined Np in August 2016 to September2016, in this 2 month I did not receive my salary, when I went for ask salary they will tell unknown reasons, especially JYOTHI guys this woman, she will consider as a senior Manager, but what I fell lacks of management and marketing knowledge, why I will tell u, she is working as manager past couple of years in Np, I don't no how much business she done for the company, what I now from past one year no single flat has been sold, the customer who purchased couple of years Back they are cancelling it, so guys u judge the performance of her, then she will consider as senior manager, another person he was former chief manager his name was mahadev, guys do u now what qualification of that chief manager, it was around 7th standard but he got good communication and marketing and sales skills, another manager is there his name is YAATISH, I don't no what manager quality he have, he will come login 12 PM, 2 pm break, 6 pm he will logout, guys really no body is professional and perfect in work, another person Name BANU PRAKASH, he will that he opps Manager, which angel he is opps manager It is mystery to me, that I said about management,

Nishita's Properties Pvt. Ltd. is a company about which I came to know from my friend and he told me that they sell flats and apartments at a very less price. I went to them for a 2 BHK flat in Jp Nagar and when I went their customer relations and service was very good, open and they gave me all the documents I asked for. I was handed over the papers of the land plot which I got verified from my lawyer and it was all okay. I booked a flat at a price that is unbelievable. The construction will start soon and currently the approvals are going on, the proof of which was shown to me. They are very transparent. I am very happy for what I got.

Nishita's Properties is a fraud Builder in Bangalore. Customers are facing lot of problems with them. I am one of them but I cancelled my booking and get the money through legal process and my lawyer.Customer should inquire and get the proper information about this builder and their projects. Don’t take any immediate decision while you buying/booking a home from them and before investing the huge amount of your money be patience and verify the builder’s background clearly, otherwise you may lose your hard earned money. My suggestion and advice don't get the problems with this company and aware of such things before investing.

Nishitas Properties / Bluebell Properties & Developers / Nishitas Ready mix are all one group and may be other companies which we do not aware. These people are really cheating the home buyers, when we have dream and plan to buy a flat, they will tell lot of things, Once you booked a flat with them means, they are start playing with you nicely and your hard earned money. It is even more and more challenging to get in touch with their concern Sales & Customer care person. Never give the proper response and value to the customers. So before investing your money any of their property think and check the documents properly otherwise you will in trouble.

Please be careful buyers, don't buy any flat from these builders, these people will play very nicely with Advertisements for investment purpose, they give advertisement for investment purpose.

They show the land and say pre launch and will give flat at 50% less and they do registration for 2 or 3 people same flat, some times they do registration landlord flats also.

And then they doesn't do construction even for 6 or 7 years, they will initiate the funds and they will stop communication with you, after some days you can't talk with those people, they even don't respond to your calls.

Now almost all flats are same situvation, customer will buy the home for his dream, but he will spoil the customer dream and will put in lot of troubles. There are somany projects with these builders, name only different, person is only one. Advt. here I am attaching also for your reference.

I have booked the flat 2 years before, sales guypromised possession in 1 year whereas still they are not given any postponing still contrcution is going it will take another 2 yers.these builders are playing with cusomers life, they do not care comittments In this Nisthitas properties manager is waste guy he doesn't know how to speak with customers. their they framed the agreement in their favor and approved for home laons and they took money fromtheir wishes home loan offices.

Home loan offices are equally responsible to help them making this fraud, builder collected entire amount within 1 year by showing fake progress of construction, whereas he does not allow end user to enter the site to see the progress, my construction is still yet to be ready with all floors however thy have collected full amount within 1 year.

Really I searched for complaints & Reviews on Nishita's Properties before visiting their office for JP Nagar Flat enquiry, later I came to know that  Babu garu is a Genuine and Loyal person.

I booked a flat in that JP Nagar flat itself, according to their commitment and promise they completed the project in 18 months instead of 16 months( specified in agreement). Thanks & I would like to appreciate your commitment  Babu garu.

I am a human to understand the availability of raw material & committed labour, for construction. Delay is negligible

I would like to invest more, & I am getting the real value for my Investment.

Ravindra Babu is a Big cheater, he will tell lot of things for cheating, but he don't do anything, he will sell the one flat for 2 people or more, he will make agreements only for 2 or more people. be careful before purchasing please,

Even after making full amount, he don't do construction, each project he will do minimum 5 or 6 years or more than that. be carefull guy's, even if he offer for 20 or 22 lakhs, please don't buy the flat from nishitas / blue bell developers / image constructions / nishitas ready mix. He will tell 100 lies per day. He don't answer calls also and morever you can't find him in his office in your life.

He has Nishitas REady mix concrete, which he use very poor materials and cheat for builders also. so becareful builders. He is cheating customers and also builders

Beware of this bunch of idiots called Shariff, Umesh, Sandeep, Sanjeev and all others sitting at Nishitas office in BTM layout opp. AXA building.

These are purely illiterate idiots sitting there to shatter people’s dreams of owning a good home in Bangalore. They are big time cheaters, who does not know ABCD of customer satisfaction and legal means of making money in real estate. Everyone knows it very well that there is some amount of illegal practices in the real estate business but these guys suck big time. They don't have even an ounce of legal practice in any of their projects across Bangalore.

They don't care for you or your calls or your time, once you book the flat and give them the booking amount. And these guys named above, are real shameless people who I feel have come on earth to take shamelessness and illegal means to a new height. They speak as if they are the law and when everything falls flat they start intimidating people. No one cares for their intimidating tactics as they are the idiots of topmost quality.

If, you people want to own your dream home without any hassles, stay away from this builder. Their projects are all violating the plan and all their projects have more than allowed% deviation for which this stupid Shariff says you can regularize it in Akrama Sakrama(why should you pay a hefty sum to regularize an illegality committed by a greedy builder). Moreover, these regularizations are not a long term solution. So, even after paying hefty sums you are not sure how long your property stays legal. Without regularization BBMP/BDA will not provide the OC-Occupancy certificate.

As per the BBMP bylaw, the authorities can reject the pass certificate for a building if the building has deviation of more than 5% deviation which can be relaxed upto 10%. If the authorities does not provide a pass certificate to the project the occupancy certificate will be obviously rejected. OC will be issued to the whole building not partially. These guys make false promises that they will provide OC though all their projects have more than 25-30% deviation. They lure the customers by offering heavy discounts. Don't fall for this trap.

No Occupancy Certificate means that the building has not been given a “Pass Certificate”. This means that it does not have all the mandatory infrastructure/ clearances that make the building inhabitable.

The law states that it is illegal for a building without OC to be occupied. There are several reasons for this, including: The building is not as per the sanctioned plan, has illegal unsanctioned floors/ walls/ extensions The building is not safe to inhabit because of quality of construction, safety of stairs/ lifts, electrical safety, fire safety  etc. The building is not capable of fulfilling its mandatory role in managing its waste, sewage, water.

Without OC, the building is technically unfit for occupation and hence in the event that any accident takes place, the occupants / users of the building can hold no one liable and would not be eligible for any insurance or compensation claims. Water, sanitary and electricity connections, if already obtained, are liable to get disconnected. Presently, OC is not mandatory for registering the sale of flats in Bangalore. However, the khata for the flat will not be issued unless the building has the OC. The flat also cannot be sold without the OC.

As per Section 5.7 of Karnataka Municipal Corporation act 1976, “No person shall occupy or allow any other person to occupy any new building or part of a new building for any purpose whatsoever until occupancy certificate to such buildings or part thereof has been granted by an officer authorised to give such certificate if in his opinion in every respect the building is completed according to the sanctioned plans and fit for the use for which it is erected.”

These buildings are liable to be demolished by the authorities, if they wish to do so. To avoid this you need to keep on bribing the officer in-charge, every time there is a change at any level of hierarchy. Again, you will be paying hefty sums for no fault of yours.

Apart from this legal point, another point is if you check their projects, none of their projects are approved by nationalized banks, which itself shows how illegal these projects are.  Though these people claim that the project is approved by LIC, AXIS etc. when you actually apply for a loan with these banks your application will be straightaway rejected stating the reason that these projects are not approved. There are many such flaws in all of their projects that it is best to avoid them. Even with these many flaws the idiots mentioned above have been so trained by the management to trap and play with people’s emotions. And they do so with gay abandon.

So, if you want to avoid any sorts of problems, please stay away. But, if you want to experience the turmoil first hand go ahead speak to these crooked people.

Hi this is Prakash.I had booked a 3bhk flat with Nishita's Builder it was really a nice  experience,

First I would like thank full to Mr.Shariff and Mr.Umesh Both are really nice guys they helped me a lot in buying the flat.

The quality of construction is awesome, and some builder, they don't accept for alteration, but they accepted and they made as per my choice, The documents are very clear and I got loan also.

I suggest you guys, don't waste your precious time and money in checking legal documents becoz when you going for loan the bank people them self they will do the legal verification, without seeing documents they don't fund at all so don't waste your time and money.

Examples include cuttings from the stems of blackberries(Rubus occidentalis), African violets(Saintpaulia), verbenas(Verbena) to produce new plants. A related use of cuttings is grafting, where a stem or bud is joined onto a different stem. Nurseries offer for sale trees with grafted stems that can produce four or more varieties of related fruits, including apples. The most common usage of grafting is the propagation of cultivars onto already rooted plants, sometimes the rootstock is used to dwarf the plants or protect them from root damaging pathogens.[5]

Since vegetatively propagated plants are clones, they are important tools in plant research. When a clone is grown in various conditions, differences in growth can be ascribed to environmental effects instead of genetic differences.[4]
