Very very very worst and fraud company. This company is a big scammer. They don't pay employees salary. I worked for one month as a Telecaller. they didn't pay my salary of Rs 18, 000. This company HR - Suresh and mainly Manager - Babuji. He is actually not babuji, he is a big kediji. These two people only recruited me. They didn't inform about this dummy company rules and regulations. They didn't provide offer letter, they didn't open salary account. They deduct half a day salary even of it is one minute late, and this late comes under permission. Office timing is 9.30 am to 6.30pm, grace timing is till 9.35am, even if staffs reach by 9.36am, half a day salary is cut. And main cheating people is company owners, in that the lady malleswari is dealing with account. These two people that is chairman and malleswari will never show their face to the employees also. Only the important persons will meet them. And that Kediji (manager) speak to the customers, saying... The apartment Aahana consists of 174 apartment, wherein only 51 are sold the remaining it is left as unsold but that manager says to the customers that 41 apartments are only left out and remaining sold. And also theapartment Adhika consists of 105 apartments , wherein only 40 to 50 are sold, remaining it is left unsold. I worked for one month but since I couldn't continue the job because of my personal reasons, I was about to quit the job. Inorder to get my salary, I was roaming to the idiotic company up and down for my salary for one month, (January 2024 I worked and February 2024), but that idiotic creatures ( chairman and xxxxx malleswari ) never wish to see me and they pay my salary too. I request to all not to but land with this company and people please don't join this company as it is full of fake and false promises to employees. Initially they don't say Target also, but after candidates join they say the target is 35. That is 35 site visit from the Telecaller. so we are supposed to send people to site by saying fake things like it is not a water stagnant area, all the properties are sold only few left out. But we didn't have any other choices, so we commit false things. And all over the office the cameras will be kept except bathroom, so we are not supposed to use Personal to make personal calls too. People be careful with this company. It is not 1 cheating company . They suck the blood of employees and these people are leading a luxurious life

I had visited Malles Aashira a few days back and the experience was great. The property located at Perumbakkam has a huge number of good amenities that are perfect for a gated community. 1 & 3 BHK Apartments at an affordable price of 27.5 to 72 lakhs onwards. Aashira provides an easy connectivity to major IT cluster, Quality Education Institutions, Expansive shopping stores and health care centers.

Malles Construction is one of the leading builders in Chennai. In this construction approach to the customers very genuinely. They give possession at right time, they have a huge team of well experienced engineers. I really like this builder bcz the constructions performs well in every area of construction aspect. And Malles construction big plus is choose the location. Yes, They are choosing extremely fast appreciation area and hence the investment will definitely turn positive.

Malles Aashira is a project that impressed me even before I visited the site. Located on omr it is quite a happening locality and the amenities are really good. With all facilities and very well designed homes, there is nothing left wanting in this project.

First and second phase were a big success and this phase is also on the same lines. The price is also reasonable. Coming from Malles Builders we can trust that quality will be very good. I would advise people looking for new homes to take a look definitely.

I think the bad reviews are by the same guy who dint get any discounts from the builder.

I am a proud owner of a Arcadiaa property. It is good in quality and finish and the builder has given everything they promised. The project was delayed by 3 or 4 months which was not ok as I had to pay extra EMI but nowadays its gotten worse as some of my friends have still not got their apartments even after 1 year.

There were issues in the beginning but it was created by some of the owners themselves to benefit them and had selfish reasons. Now the association has in- house fighting, politics and is split into 3 groups. Luckily the community is still functioning normally for us.

The builders proposed to take care of the community for 6 months for just 1.50 psft but some of the owners did not accept to pay and eventually the builder had to handover to the association and within a week the association hiked the maintenance to 2.50 per sq ft which is unreasonable. If the builder can maintain for 1.50 why cant the Association?

Recently I called and complained about my toilet flush tank issue and they sent someone the next day. I feel that is a quick response to a complaint. The tiles they put are of good brand and quality finish. The paint and wall finish is also very good compared to others I saw. Over all they are good builders.

I bought my apt for 6200 per sq ft now the rate is 7500 per sq ft which is good and I can easily get rent of 20K

I had bought an apartment with Malles Arcadiaa and had the worst experience in dealing with the builders.

The owners had even boycotted the handover process and the builder had abruptly walked out without proper handover.

Guess any buyer should visit Malles Arcadiaa flat owners go get a first hand information before booking an apartment with Malles

Till date we have not even got the compensation for late handover

Whatever Bala has said in the previous comment is wrong. Guess he is from Malles Construction

Anybody planning to buy a apartment in Malles should get a feedback from any of the Malles Arcadia (Velachery) flat owners. The following are the issues faced by the owners. This is not a exaggeration. But real issued faced by the owners.

You can verify the same by inquiring with anyone in Malles Arcadia. (Velacherry)

-Delay in handover even after the commitment given by the MD. (average 9- 10 months delay)

-The 4th floor deck area is constructed against the CDMA approval. Just for the approval, they demolished and reconstructed it.

-There is no CDMA approval for the swimming pool as committed by the builder.

-They are very poor in space management.

-The car pathways are very narrow.

-The dual car parking slots are very cramped that u cannot park 2 cars comfortably.

-Heights of arrogance shown by the builder in dealing with customers. (obviously this is after paying the full amount)

-The MD will not give his phone number nor appointment for addressing the complaints of the customers.

-They will not do any kind of alteration requested by the customers.

-Even if there is a delay in handover, they will demand for stage payments.

-Where ever the CDMA approval is not there, the builder will say that he will give a indemnity bond. But finally they wont give it.

-They had committed that they will pay the delayed handover, but at the end, they did not pay it.

-As per agreement they had committed to maintain the flat for 6 months from the date of handover. But they abruptly walked out without any hand holding for formation of committee and not bothering of maintenance. Now the flat owners are having a tough time in forming the association.

-Heights of arrogance in dealing with customers, particularly by the MD. He does not even know the spelling of CUSTOMER.

-Worst management.

-Poor quality of products used in construction.

-Overall very shabby work.

-ABSOLUTELY ZERO IN TRUST / VALUE / TIMELINESS / COMMITMENT.

Hi,

Thought of booking apt with Malles Aashira. Went with the architect (he is a gold medalist having 20 years exp) for accessing.

1) Basic question he asked, show me the built up area calculation?(they are cheating 8.5%)

2) Promoting Aerocon brick we are using? He asked about demerit, no answer. He listed the benefits to the builder and asked them are you reducing price for customer?

3) I'm staying in Sholinganallur for 10 years, I know very much about that area. During the worst rainy season you have to book hotel and stay . In 2007, people used boat service between that area to Sholinganallur.

4) Future lot of robberies/issues will be there as one of the local guy told because of Slum Con Board.

Service was too worst and arrogant. Think 100 times before you buy in Malles.

Unfortunately there is no negative stars to rate this.

I am a Senior Civil engineer working for an MNC in Chennai and I know a good construction when I see one, Malles Constructions is one such company. I bought an apartment from them at West Mambalam. Their structural construction was top notch even we don't do such awesome job. Their over all execution was top notch with good quality materials.

I saw that once they rejected one whole lorry of tiles as they were not good quality. They are very picky when choosing the right colour tiles and fittings and it has been very good in our apartment.

I am happy with my flat and we love it.

I should say from the day I walked into their office to the time I got my apartment, everything was perfectly done to my expectations. I have seen other builders, as my brother and sister have bought their apartments few years ago with some top builders in Chennai. Malles stands apart with their quality, timely delivery and stick to their commitments. I asked for interior work and they did it very well. I asked for an extra washbasin they added that one too.

I think overall they deliver and I got what I wanted. Very transparent, they showed me all calculations for the apartment as well as the extras I had asked. If I have money to invest I would buy one more flat from them.

This is our second home with Malles. My son is in the US and we just bought a second apartment with them as an investment. The current house we are in is around 12 years old and it still looks fresh and has no issues.

The new one we bought at Velachery is also being constructed with at most care and perfection. They have looked into every single detail in the house.

There staff in the office are very accommodating. We had asked for some extra work and they have done it. I would recommend them to anybody anytime.

We have taken semi independent home at Malles Av gardens, Mugalivakkam in 2012.

Material used in the construction were of standard quality. But we had a very bad experience with Malles in terms of customization requested and process followed during construction.

At Malles, there is no professionalism in dealing with customers. For any clarifications or minor corrections  we have to contact MD and none other than MD has the power to decide.This was one of the major reason for delays in projects. Moreover, interaction with MD has been of substandard and it does not befit an organization like Malles which states it is an ISO certified organization.In reality they do not seem to be ISO certified and we faced threatening attitude from MD when we tried to question the process.

Simple statement from MD as follows  "We follow our own rules and guidelines. If you are interested continue else we can arrange for cancellation".

Malles MD lacks professionalism and he is not fit to be in that organization.Just because he is the son of chairman for Malles he was eligible for MD post. Many of the buildings at Malles AV gardens, Mugalivakkam have started reporting leakages and other issues which clearly is a reflection of the bad process followed.

Overall, Malles has not done a good job.Its very shabby at Malles gardens, Mugalivakkam.

I think MD and his brother were of the impression that they are well established in the market and dictating terms with customer.This will show negative results in the long run and very soon they can perish in this competitive world.

Newness: fairly new one about 2 years since it was intercepted, since then I have been checking in

Ambiance: Spartan, clean, elegant, just fine

Lobby: very minimal

Rooms: Studio rooms are meant for one person or at best a couple

Amenities: they have improved since their initial inception in terms of providing the toiletries, upkeep, housekeeping

What is missing:

• 
  Linen: they must change the linen with fresh bed sheets, towels regularly at least after guests requests

  Air Conditioner: needs to be cleaned up with good aromatic spray for better ambiance

  First Aid Kit: sorely missing out in case of even minor emergency

  Front Office Staff: must not use the lobby as if it is their home premises or their own private living room. They need to be professional, carry the uniform, use those programs on TV that are of interest to the guests

Office Manager: doesn't seem to be bothered about any of these repeating customer feedback that is placed on the book: Mr.Amal Raj: its high tim that you would be instrumental in either its upkeep or singularly responsible for its sad demise if the same trend is followed in not listening to the formal feedback emanating from the consumers

Potential: it has great potential to be numero uno almost like that of The Lotus/other better equipped service apartments if only the management either proactively or at least react to the above feedback in their own interest.

Tips: Its right at the corner of the main kodambakkam bridge and Periyar Salai of T nagar. Easily accessible to main Pondy bazar and T nagar.

Price: Just fine. Can give discounts to the regular consumers

Systems: pathetic; they need to improve on having an online system that automatically tracks the past experiences of the consumers, new consumers, billing details if paid by online portals such as cleartrip.
