I ended up buying a property of GK Developers in 2012 as I wanted quick possession and no legal issues in property. However, I still got the flat 3 months late from the promised date. Once coming to the flat I started issues with the society & flat as listed below:
1) Extremely dehati (gavathi - villager type) construction. Builder doesn't have any advanced technologies or sense in construction. The lofts are having slope, wall linings are not straight, difference in ceiling heights within the flat. He does not do proper finishing of hidden areas like area below Kitchen platform.. lot of holes which ultimately lead to development of insects there.
2) Very high loading and less free space. In our society there is lot of parking crunch and still we have ended up paying 30%-35% loading. Even within the promised carpet area, pillars are there in walls which lead to effective reduction in area of flat. In 10x10 bedroom there are 2 pillars, so it remains 9.5x9.
3) No maintenance after possession: the builder doesn't provide any service after possession. This they don't tell while selling the flat, but once possession starts, they put a board inside (no where near sales office or running selling site but completed flats). All builders give about 2 years service, as lot of problems occur once residents start using the various things in flat. GK knows that all his accessories like toilet commode, kitchen trolleys, video camera, lifts etc are of pathetic quality, hence he doesn't provide service after possession.
4) Pathetic lift: Appears he has got some second hand lift from somewhere & installed it. There are about 10 wings in our society, each having a lift. All lifts face serious problems in usage.
5) PoP, kithen trolleys etc: GK gives PoP in halls, trolleys in kitchens and some other attractive things depending on the project. People fall in these things and buy flat later to find that these things are not very important but overall plan, quality, space in project etc is very important. PoP he provides to hide fact that GK's projects' ceiling height is lesser than any other good builder. Kitchen trolleys he shows all, but while possession he gives only 2 trolleys & rest only doors below platform.
6) Overall Quality issue: Lifts doors broken in new project in initial 6 months, cracks inside flats in all flats, Huge cracks within 2 wings, filling of cement only at center of bathroom tiles etc are examples of pathetic quality of GK building & construction which I have seen till now.
7) Lot of promises while selling & in brochure but reality is different when you get possession. Better idea will be to record all conversations with the sales person & video record the sample flat, so that they cant turn around later.
