To start with, I booked a villa with Frontier Living Greenfield Developers in their RIDGEWOOD project in July 2016. Like any other buyer I went through the cycle of initial apprehensions followed by due diligence, fact finding, serious negotiation and then the final decision to invest my hard earned money in the property. I wanted to share with you my experience which would help any nervous buyer like me to help go through the cycle like how I did.
When I first came across RIDGEWOOD from one of the property portal through their emailer, I liked the elevation of the villas followed by the price advertised. When I further went into details of the location, I understood that it was not very far for a villa project and had its own location advantages with proximity to IT hubs. Then I checked the amenities they were promising and found it up-to-date and convincing.
As the next step, I called them up and got the details of the project, floor plan, price and other information to minute details and also fixed up a site visit appointment. Following weekend I did the site visit and found the location and development in that locality to be encouraging. I independently went to the neighboring projects to check if whatever the RIDGEWOOD sales guy saying is true. Though there were some masalas, I found the core factors to be true which includes the low price, water availability, connectivity, STRR, PRR etc to be true in RIDGEWOOD.
So the next step in the cycle, I did my extensive research and convinced myself about the facts and figures stated, I proceeded carefully to do the negotiation part with the management. I was lucky to have met both the directors(both professionals) and they explained in details about every aspect. I had a lengthy conversation with them to get the facts and explanation for my various doubts. I took my friend who is in real estate field and managed to get all the minute details about the project. I manage to do only slight negotiation since the price I know was lot cheaper in that locality compared to other projects there.
After my booking confirmation, The builder gave me a set of legal documents which I verified with my lawyers and got a opinion. Then I approached my bank(SBI) and applied for the loan. The villa’s legal and Technical clearances are done from SBI. I still have to submit few of my tax papers to get the loan disbursed.
I was happy to see the villa marking and preparatory work for my villa construction. I have planned to do a boomi pooja, wishing my new house brings me all the good luck, prosperity and peace. Since I am really sick of the apartment life in the city I wanted to live peacefully in a villa community and I am looking forward to move in as early as possible.
Now as the last part of the cycle/process and as an important task, I will be visiting the site quite often to continuously monitor my villa and take pictures and will make sure my dream home is growing as per my dream. The builder has given his full consent to visit the site with prior permission.
