They deserve 0 star but 1 star is an bonus
I am an customer and got an apartment and here are my experience
Absolutely poor carpet area ratio. They have an video in youtube called sqft subbu who talks about all the nice things to check when buying an apartment and none of that is followed by DRA itself.
Poor construction quality. Door locks are already not working 2 months into the new apartment. Poor quality of workmanship. Cracked tiles.
CRM is absolutely pathetic. They don't respond to emails. Send out wrong invoice and don't follow up properly.
Apartment handed over in shoddy condition. Unclean apartment, toilet was looking terrible and after repeated complaints it was never cleaned up properly.
They send out invoice with wrong info, invoice would be sent late but will have past date and they will calculate penal interest on that.
GST benefits were not passed and asking about it they threaten an law suit to recover penal interest. An shitty builder who can go to any level.
Just bunch of cheaters who has an good marketing team to make it look attractive but you are better of not going with this builder.
Look at pristine pavilion polaris entrance.!4 floor building has an such narrow entrance on the backside of the building with poor support for emergency. Absolute disregard to the safety of the customer.
They smile till you sign the dotted lines and post that you will be taken for an ride.

Booking amount refund was delayed by more than 1.5 years and still awaiting. Customer service is very pathetic and they just chew away all your money. Delayed response and false promises. Never the deadline for project is met and they keep changing the apartment specifications after the start of the project which is worse than anything. Dont ever even think of booking or buying an apartment with DRA or DRA group

I purchased a 2 BHK apartment(Vega Block - 410) in Pristine Pavilion Phase 2, Mahindra World City, Chennai and I am really happy that I got my handover on time. Initially I came to know about this property through a friend of mine who works for Mahindra Research Valley who is an existing customer of the project in phase 1. I didn't know anything about the builder prior and had to trust my friend's recommendation. Thinking about it, we are now neighbours and it was a good choice.
I had the opportunity to interact with the MD and was convinced with the facilities provided. Customer support team was helpful and communicated with me regularly. I also promptly received referral incentive for referring my relatives to buy in the same property. Company staff are easily approachable and there was no issue with the coordination.
When I booked an apartment I was given a customer portal login that had all the documents shared with me so I could just download it anytime. I had few small issues in between but it was attended to. Only suggestion is that the builder could have done customization within my apartment. Final finish of the apartment is good and all specifications that were shown earlier is provided. Overall, it was a good experience and you can consider this as a good buy.

I guess everybody has his/her own experience to share, some good some bad. Even I have would like to share a view(on the Request from the homebasics) on my apartment @ Ranka Aqua greens.
Initially I was not happy with Project(some workmanship issues; mostly the delay and lack of clear communication);
However I must give 5 star to their services levels. Even as recently as last week - I reported a new snag and had the team acknowledge the same and commit to addressing it.
I know from prior experience that most developers would have just washed their hand-off since I've already paid and am living in the apt for more than a year - past their warranty period. Its this attitude of the developer that made me accept their persistent request for writing a review and I'm happy to rate them 4
The above experience is NOT unique to me - most of the residents here are happy with the post Shruthisharma service and commitment to making us happy.

Hi friends, this builder is good I can rate this builder 3star because recently I purchased 2bhk flat in bangalore location but really nice space overall space is 1200/ square feet,
one hall, one kitchen, 2bed rooms with attach bathroom everything nice and quality product is used for constructing the appartment once occupy the flat later this builder has charged me some more amount but any way its worthy flat garden, playground everything is nice.my openion is if anyone want to buy flat please compare with other builder facilities also I did it and so I purchased this flat.

I booked a 2 BHK flat in Ranka Aquagreens which is located at mysore rd. The project have various features like - 1) 24 hrs. Power back-up 2).
All time Water supply 3) Garden 4) play zone for kids 5) Swimming pool and much more.These luxurious flats are available at a very reasonable price and best for investment purpose.
One of my friend suggested me to invest in this project. I found it a great property investment. I am thinking to buy another one for my sister.Could improve on possession timeline.

Only money oriented person, only when booking they will respect you, later on they start treating you like beggars.
Why you want to do business with such people and waste your time, money and your peace ?
They have cheated in all the projects wherever they have completed till now. First of all, they have not completed any of the projects which they had started even a decade back.
Please inquire with the people before buying any flat with these people.

Need advise! I've recently visited the project and have liked the finishing, specification and the price points. Of-course their very limited availability (only 2 apts left) was a big disappointment.
However, before making my purchase decision - as I Googled reviews on the developer I came across these 2 negative reviews. I'm now in 2 minds.
Is delay the only concern? Or should I be worried about anything else? Is the property title clear? I also read another review on another site which said the project is not getting an OC - is that the case? There are sanctioned plans displayed in the builders office.
Also, they showed me documents showing that they have applied for OC to BBMP. It was a letter from BBMP acknowledging receipt of application. Another document from BBMP spoke to them having inspected the site and have asked the builder to finish installing all Windows before BBMP can issue an OC.
Based on the above - The builders were trying to convince me that everything is in order and the building as absolutely no violations from the sanctioned plan.
If anyone know differently or has concrete information indicating something amiss - I request you to please let me know so I can then avoid the project. Since I've liked the apartment being offered - I don't want to just decide against the purchase just based on a few reviews, which all seem to be pointing to a delay.

No one takes responsibility for answering the clients questions.No one has even the basic knowledge of construction.
They are not even considerate for the customers. Don't care attitude from the management..

My brother and I bought a home in the project of Ranka about which we are feeling happy. This is divya and I want to give our reviews on the quality of work which I am able to feel in our home.
We got good quality of work as well as good design of the building. They have given us so many amenities in the building like good parking space, huge garden between the buildings, very well designed gym rooms in the apartment.
All the products that have used on building are of branded quality. I got all the documents of the apt at the time of getting the possession.

We made the purchase as an investment, so that we can rent out the apartment which would yeild us anywhere btw 20K to 25K. but after complition when we visited our house.
I liked the veiw from my balcony n it seemed quite and relaxing. it has a beautiful view of the lake the garden . So we decided to shift here. off cource we had few complaints which was sorted and nothing worth mentioning. I would recommend Ranka Aquagreens.

I not going to say again what is in review down. I also like the boss - he is a good human being. My falt also very very late - but in end - am very happy. They fixed nice everything. Flat price also gone up a lot - so am happy.
Any problem I have - I call the boss and make sure it is done .so very very happy with him and company. I call the boss with anger at 11pm once - he but talk nicely & make sure he take care personale visiting my flat next day morning. Now people coming to rent also like everything and am happy as many coming and liking my flat.

DISCLAIMER: THIS REVIEW IS AT THE REQUEST OF THE DEVELOPER
I'm a customer of their Ranka Aquagreens project and was requested by the Developer to post a review. I "FINALLY" got my apartment only about a few weeks ago - I'm assuming that's why the Developer team has requested me for a review.
In a nutshell -what started off as a bad exp for me - ended on a positive note. I believe - alls well that end well.
My review below is point wise based on facts - which I'm certain other customers will agree to. My rating is based on my personal experience.
They have highly delayed the project(over 12+ months). But I'm happy that they have delivered a final product that meets my expectation. Also, they have announced(and promised to pay before the end of the August 2014.still waiting) a compensation that I'm happy with.(DRA TAKE NOTE: again you are failing on your timeline commitment. I know I will get paid – but again you not keeping your timeline – creates a negative opinion!)
While they have used the best quality of materials - their workmanship(particularly in plastering tiling) could have been better.
Other than 1 person(don't want to name names) - I was happy with the team. Infact, I am very happy with the responsiveness of the MD(has always answered my phone calls or returned them and has always spoken to me very patiently). I think he is genuinely trying to deliver a good product - and personally, I don't think he's not looking at the economics - but completely focused on resurrecting the loss of customer faith. While he has also failed me many times on the time commitment - I'm happy that he has kept up all his other commitments so far - be it documentation(issue with 1 missing agreement), snag rectification, delay compensation, delivery of club house, etc
In my apt - Plaster and other quality defect(mostly tiling) - have all slowly but surely been addressed to my satisfaction. Other than that - I'm happy with the quality of doors, windows(I personally think the quality of the UPVC is very good - a bit heavy though), painting, etc.
I really like the landscape area(the main reason I bought the apartment was the expansive landscape area as shown in the brochure). While there are many changes in the landscape from the brochure - I still quiet like the final product and absolutely enjoy the view & breez and fresh air from my apt.
Bottom line - I feel I got the apartment(atleast 95%) to my expectation.
Ok the -ve about this developer have all been captured in the various posts below - so I won't repeat them.
The+ive's(my list based on my personal experience & rapport with MD – so may be a little biased):
1) I really like the MD - I think he's a very genuine guy. He’s making an honest attempt. Unfortunately, he's learning at this project(he admits as much – that this is his first project).
2) Honest and sincere attempt to fix issues and reported snags(very slow though)
3) Quality of material is 5 Star
4) I'm going to repeat point 1 above - If I ever decide to buy another apartment - and If DRA's product matches my requirement – the biggest reason I would consider buying it would be – my confidence in the MD. He is highly approachable; always answers calls; is not running away from customer problems; I think a lot of customers hold a very high opinion of him. I know of one such elderly couple - who have been blamed by some other customer - to be his stooges - only'coz they openly express their support for him. But like the elderly couple & myself - I think a number of other customer hold this opinion of him.
My feedback / advise to the company:
1) Honestly, get rid of that 1 person in the marketing dept. While my experience with him as not been as unpleasant - I've head him screaming and shouting at other customers. Its more shocking when compared to the ever obliging and smiling demeanor of the MD. Get him OUT - he's ruining your rep.
2) You need to FIX your project management team(here I think the MD also needs to do some improving). While you are fulfilling all your commitment - nothing is fulfilled in the committed timeline. FIX IT – 90% of my disappointment was due to your failure to honor timelines. Not the quality issues / not the snags - only your failure to honor time. Snag & quality I knew you would fix.
Wow.I thought I'll write a quick short and 2 the point review - look what I ended up with.
Hope this helps other potential customers of DRA and hope this helps DRA as well.
