Dear Friends

I am also struggling and quiet frustrating, as renowned broker offered  deal of 100% returns investment plan and told Pre EMI will be paid by the Contractor and told loan will be in your name but all EMIs would be paid by the Contractor.

After loan approval of 80% neither the contractor is paying any EMI nor the Broker is taking any responsibility just making excuses, I am bearing all EMIs and completely in  Dark in lack of no response.

If someone can guide me how to file RERA against  them?

We there of us have booked 1 BKHK in 2013 paying 1 lakh advance. As per agreement Project supposed to be completed in June 2015. Initially very good response was there from the builder. At project site, very good staffs were there to apprise the clients and there was big TV to display the progress of the work. We used to receive monthly report on the progress of the project. We have paid more than 75% payment. For the past 1 and half year, there is no progress in the work. No communication from the builder. At project site no responsible persons are available to appraise the status of the project.

Customers are to be united to fight

for the justice!

What is the latest on the possession. I paid 90% value of flat within 2 months in December 2015 on promise of delivery in February 2016. Till now the project is stuck. Who to approach for help? Is there a buyers association? I have tried to write call and visited them to cancel and refund my money back but to no avail.

Golden Panorama is located in a great location and peaceful environment to live. Metro Connectivity is available to access various parts of the city. By comparing the previous work, I can see the improvement in their work progress. I'm very excited to get my flat soon.

These people are so good in communication but poor in delivery.

Very good at negotiating the angry customers. That's how they have managed to stretch their construction for 5th year .even with Pre-cast technology(which is actually done to reduce the construction time to half.)

Poor planning:

They didn't plan the project well. 1bhk customers had to compromise with brick work though they were promised for a pre cast technology. This actually reduces the Carpet area.

Less awareness on the Pre-cast technology led to primary delay.

Apparently, they under-estimated the cost of Tower Cranes, that are required to move and place the Pre-cast walls.

During a debate in customer meet, it was realized that -they are not able to afford more than 1 such crane, which in-turn caused the delay of the project.

They stopped and restarted works again and again - burden went up further. As Pre-cast factory has a huge set up cost.

They missed multiple good opportunities to construct faster when the prices of raw materials were low. And always did it, other way

Today, for their highest efficiency and accuracy in making mistakes after mistakes(which no other generic builder would do)  - they are in big Financial trouble.

So, we the customers realized that we funded a Looser, a Good for nothing builder. Some managers are to egoish that they don't even want to listen to our opinion. "Have juice and go", " Have Lunch and go" All what we have heared.

They threaten us with smile on their faces. Very very criminal minded people. When you get angry and fight back. they would close the conversation in a very clever manner, you just start feeling, why you booked a flat with these guys.

Worst builder Golden gate commune. Plz beware of this builder. They are big cheaters. This project has been delayed for more than 2 years. They have funds problem. The future of the project is uncertain. No work is going since last one year. They can't complete this project.

In Hydrabad also they started one project. The fate of that project is worse than this.

Cheaters, fraud people.

They have not paid wages to their staffs since last 6 months.

I have searched a lot for a good project at chandapura anekal road as I work in electronic city. I found Commune to be very suitable good project at affordable price from a branded developer with good number of aminities. I have booed a 2 bhk. Being an end-user with some budget constraints, I was looking for something that has potential to provide me a decent living in the coming 2-3 years. After months of rigorous search, I finally decided to go with Commune because I find it the perfect value proposition match with what I expected and what a project can offer to me.

The main Chandapura Anekal road is more than 100 ft wide, and commune is located beside the main road itself, merely 4 km from the ChandapurCirlce. The design and architecture is awesome- no common walls, properly ventilated and good number of amenities. I think the way it is nestled around a pure environment, it is "the address” of the locality and holds a promising future. You also have good schools, Hospitals, Petrol Bunks, Banks – all available in the close vicinity. My apartment  is due to delivery in next march and I see a good progress of 10 floors currently with a very good quality.

I would also like to highlight the customer oriented approach of the sales and the CRM team. It was pleasure interacting with them thorough professional transparent and very cordial in their approach. The loan management team made my loan process easy with sbi for buying flat.

I am very much exited about  my first home which is spacious and yet filled with amenities.

I wanted to share my experience for benefit of all . I was initially apprehensive after reading the review and did check with other builders in the vicinity including the big names and all of them had similar agreements and was basis worse case scenarios is what they had mentioned. Now coming to the facts I made a call and was arranged a site visit on reaching the location I felt it was worth the visit as it was bang on the Anekal Chandapur main road which was positive, also the progress by the look of was impressive and was way better than the other construction sites I visited earlier, their sales head(i forgot his name) was very professional and so was his staff.

I was briefed abut the project and felt them being very transparent and honest about the progress etc which was understandable and also the price for the amenities provided is very good . I paid the advance after checking documents plans etc, and was very happy with the post sale process as well, I was given a welcome kit and all the documents required and it looked very professional . I am happy so far and am sure I would be happier when I actually get my home.

My office had shifted to Electronics City and I was keen on moving nearby. I decided on the Commune because these flats in Chandapura were close to office. I was overjoyed to learn that they have fabulous  facilities and constructions too.

Commune is one of the finest property developers in Bangalore.  These flats near Electronic City, Bangalore had everything we had in mind when we thought of a new place.

commune 1 is a interesting project however read the sale agreement carefully before proceeding had to cancel after reading the sale agreement looks like commune is doing a favor for us not treating a customer like a customer. A typical big brother attitude which is unwelcome. Be aware that marketing team will say nonsense about cancellation policy however if you cancel you have to wait up to 1 month post booking before sale agreement.

Commune will not fix hair line cracks.

Commune will delay the project because of labor problem and material unavailability

Commune is using a raw material which is made by themselves so there is inherent risk in this deal

Found entire sale agreement is one sided and has a high risk appetite

For e.g if he delays the project he will give some 3 rs per sqft however if we delay the payment we have to pay 24% per day annual basis interest for each day delay, gross only a fool will accept this.

Heard water is a problem in chandapura area and there is no bwssb connection so bore water is the only solution commune does not guarantee water however will wash their hands and go away after building the project which many builders have done before.

Even after using the special block concrete raw material the costs are high typical greedy builder attitude.

It was launched in Dec 2012 only 50% of 384 apartments they have sold. This is a very slow rate and construction progress is just 3% basement work is going on.

IMHO there are builders who offer better carpet area and honest prices in the same area.

Beware of commune. All that glitters is not gold, holds good for commune.

I have visited the project and its on the main road itself, price has increased as I visited few months ago and was reviewing other projects in the area and all seemed to be of sub std quality and by local homebasics, anyone interested we could form a group and book here.

Felt it was a good project, area seems to be good and developing, pre cast technology is being used and the finish looks good. Rates are appreciating fast, I am in touch with sales head Raza  number  and he seems to be genuine and co operative and I would be booking a 2 bhk next week.

Also, would like to know if anyone else interested, we can approach and try for group booking please reply as I have to close booking soon .
